How much does flooring installation cost?
Flooring installation in 2025 runs $3–$25 per square foot installed depending on material and subfloor prep. A typical 1,000 sq ft home flooring project costs $4,500–$18,000. Our calculator estimates by square footage, material, room count (for install complexity), and ZIP-adjusted labor.
Cost per square foot by material
- Sheet vinyl — $3–$6/sq ft installed. Cheapest, best for utility spaces, 10–15 year life.
- Luxury vinyl plank (LVP) — $4–$9/sq ft. Waterproof, easy install, 15–25 year warranties. Fastest-growing category.
- Laminate — $4–$8/sq ft. Wood-look, scratch-resistant, but damaged by standing water.
- Carpet — $4–$10/sq ft. Includes pad and install. Higher for wool or high-density synthetic.
- Engineered hardwood — $8–$16/sq ft. Real wood veneer over plywood core, stable in humidity swings.
- Solid hardwood — $10–$22/sq ft. Traditional 3/4" nail-down; refinishable 4–6 times over 50+ years.
- Ceramic/porcelain tile — $10–$20/sq ft. Waterproof, hard on the feet, most durable.
- Natural stone (travertine, marble) — $18–$35/sq ft. Requires sealing; premium look.
Labor vs. material
Labor is typically 40–60% of the total. Rough labor-only rates:
- Vinyl and laminate: $1.50–$3.50/sq ft
- Carpet: $1–$2.50/sq ft
- Engineered wood floating: $3–$5/sq ft
- Solid nail-down hardwood: $4–$7/sq ft
- Tile: $5–$12/sq ft (higher for large-format or intricate patterns)
Subfloor prep can flip a cheap job expensive fast. Uneven concrete slabs need self-leveling compound ($1–$3/sq ft), old adhesive removal is $1–$2/sq ft, and rotted plywood in bathrooms adds $200–$800 per room.
How to use the calculator
Enter total square footage, pick material and quality tier, add the number of rooms (each doorway is a transition strip and a bit more labor), indicate whether the existing floor needs removal, and enter ZIP. The estimate includes material, install labor, standard underlayment, and transitions. It excludes furniture moving, baseboards, and painting.
Removal and disposal
- Carpet & pad: $0.50–$1.50/sq ft
- Nailed-down hardwood: $2–$4/sq ft
- Glued vinyl or tile: $2–$5/sq ft
- Tile on concrete: $3–$7/sq ft (labor-heavy)
Many installers include first-layer removal in the quote — always confirm. Second layers, staples, or damaged subfloor is extra.
Choosing the right floor for the room
- Kitchens: LVP, tile, engineered wood (with care). Never solid hardwood over slab or laminate near dishwashers.
- Bathrooms: Tile or LVP only. Wood swells; laminate delaminates.
- Basements: LVP, engineered wood (with vapor barrier), or polished concrete. Not solid hardwood or laminate.
- Bedrooms: Anything works. Carpet still preferred by many buyers.
- Living areas: Hardwood or LVP for resale appeal.
LVP quality tiers — read the specs
LVP quality varies hugely across the same $5–$8/sq ft price band. Ask for:
- Wear layer thickness — 12 mil (residential light use) to 30 mil (heavy commercial). 20 mil is a good residential premium spec.
- Total plank thickness — 5mm+ for stability; 8mm+ for quiet, stable floors on uneven subfloor.
- SPC (stone plastic core) — More rigid, better over imperfect subfloors than WPC.
- Attached underlayment — IXPE or cork; adds sound damping and slight R-value.
- Warranty — 20–30 years residential; look for wear-through, not just fading.
Hardwood — solid or engineered?
Solid hardwood is refinishable more times but limited to on-grade or above-grade installations with plywood subfloor. Engineered hardwood works on slab and in basements, and modern high-end engineered (5+ mm wear layer) refinishes 2–3 times. For 90% of homes, engineered is the more practical choice.
Tile install details that matter
- Uncoupling membrane (Ditra, Prova-Flex). Prevents cracking on slab and wood subfloors; $1–$2/sq ft installed.
- Large-format tile. Anything 12"×24" or bigger requires ≤1/8" subfloor variation over 10 feet. Leveling can add $1–$3/sq ft.
- Grout choice. Cement grout $0.50/sq ft, epoxy grout $2–$4/sq ft (waterproof, stain-proof).
- Heated floor mats. $6–$12/sq ft installed; adds real comfort to tile bathrooms.
Timeline
- Carpet whole house: 1–2 days
- LVP/laminate whole house: 2–4 days
- Tile whole floor bathroom: 3–5 days (cure time)
- Solid hardwood + finish on-site: 5–10 days (multiple coats + cure)
Saving without sacrificing quality
- Order 10% extra for waste, not the 5% cheap contractors quote.
- Skip the "premium" underlayment upsell. Attached underlayment on quality LVP is usually enough.
- Buy material yourself if you trust the installer. Save 15–30% on material markup; confirm they'll install owner-purchased flooring first.
- Do rooms in phases. Big-box "whole house LVP" promos aren't always the best per-sq-ft price at large volumes.
- Time for slow season. January–February is slow for most flooring installers.
Warranty and care
Register product warranties within 30 days of install — most require it. Common lifetime-limits: LVP typically warranties against wear-through, not scratching or fading. Hardwood finish warranties are usually 25 years for factory-finished, 5–10 years for site-finished. Follow the manufacturer's care guide exactly; using the wrong cleaner voids most warranties.
Resale ROI
